FLK partners with LAB Group to bring AML/CTF compliance into the real estate signing workflow

FLK it over (FLK) is an Australian electronic signature platform used by real estate agencies to create, send, and sign agency agreements, leases, and sales documents. From 1 July 2026, those same agencies fall under AUSTRAC's Tranche 2 reforms and must perform Customer Due Diligence (CDD) on the buyers and sellers in their property transactions. FLK has partnered with LAB Group to build that compliance directly into the FLK workflow agents already use.

How agents access compliance?

Real estate agents access LAB Group through complementary channels, with full visibility in one place:

  • Embedded in FLK. When an agent creates an agreement in FLK, the integration triggers the appropriate CDD flow for the seller on sending. Once a buyer is confirmed, the system then facilitates CDD on the buyer, so everything stays in one central location. FLK uses the details from the agency agreement and the buyer's offer to automatically trigger the required CDD process, so agents avoid working across two platforms and clients are never asked to re-enter information they have already provided. LAB Engage ensures the CDD workflow is completed and orchestrates LAB Verify to run electronic identity verification, biometric checks where identity cannot be sighted in person, PEP, sanctions and adverse media screening, and the corporate and trust checks required for company, trust, and SMSF parties. Results are returned to FLK via the API.
  • Via LAB Engage. Parties that need to undergo Enhanced CDD and complete any further requirements are transitioned to LAB Engage directly.
  • One unified view. Every CDD flow, whether triggered in FLK or initiated directly in LAB Engage, surfaces in the LAB Portal as a single record, with risk assessment outcomes, verification documents, and a complete audit trail ready for AUSTRAC examination.

Real estate agents ready to go live

Ahead of the deadline, agencies have already registered with LAB Group through the partnership, including:

  • Raine & Horne City Living
  • IC Realty
  • Flemings Property Services
  • Daly & Bernar

These early adopters show the integration addresses the compliance needs for a range of agency types, well before Tranche 2 takes effect.

Why FLK and agents choose LAB Group

LAB Group brings a depth of regulatory and platform experience that few in the market can match:

  • Tranche 1 institutional pedigree. More than thirteen years delivering AML/CTF infrastructure to Australia's major banks, wealth managers, fund managers, and online trading platforms.
  • Banking-grade trust and security. Australian data residency, high-availability infrastructure, and security standards built to satisfy major financial institution requirements.
  • Single-stack design. LAB Engage and LAB Verify are built and operated by LAB Group as one tightly integrated platform, not a workflow tool plugged into third-party verification engines.
  • Real estate banking alignment. Since 2015, LAB Group has performed CDD and KYC on real estate agency businesses for their banking needs, so agents' client checks stay aligned with the standards their bank already expects.
  • Regtech specialist, not a side bet. AML/CTF compliance is what LAB Group does, built and refined continuously as AUSTRAC guidance and market interpretations develop.

That depth shows in the day-to-day product. Agents who signed up after weighing LAB Group against other options in the market found it more user-friendly and a more comprehensive solution overall.

What the integration delivers

LAB Engage, LAB Verify, and LAB Portal combine to deliver a complete CDD capability for every property transaction:

  • Customised digital CDD workflows for individual, joint, company, trust, and SMSF parties
  • Electronic identity verification with multi-vendor orchestration to maximise pass rates
  • Biometric verification for cases where ID cannot be sighted in person
  • ASIC corporate register extraction and Ultimate Beneficial Owner discovery for company or corporate trustee parties
  • ABN lookup and SMSF validation for trust transactions
  • PEP, sanctions, and adverse media screening on every individual
  • Risk assessment with automatic Enhanced Customer Due Diligence escalation
  • Centralised case management, audit trail, and reporting via LAB Portal
  • AUSTRAC-ready record retention and reporting controls

More than technology

Tranche 2 compliance covers more than software. Through LAB Service, agencies can layer independent AML/CTF advisory, program design, staff training, and on-demand operations support around the platform, so smaller agencies without an in-house compliance function still have a complete path to meeting their obligations.

“When FLK it over set out to find an AML compliance partner, it was important we found someone who shared our standard of quality and depth of knowledge – so we could give our customers the same continuity of service and ease of use they've come to love. Agents are carrying a significant weight of regulatory obligations now, and our job is to solve that for them: to bring it all into one seamless flow for agents and their clients, so they can navigate the requirements with ease and get back to what they do best – listing and selling property. LAB Group was the clear fit.”

Andrew Colagiuri, CEO and Co-founder, FLK it over

What's next

Real estate agents can request to activate the LAB platform integration in their FLK settings, or they can get in touch with LAB Group directly. As the partnership grows, LAB and FLK will continue to onboard agencies onto the embedded and standalone compliance flows.

Not yet using FLK? Agencies can sign up at flkitover.com to manage their agreements and address their CDD and Tranche 2 obligations in the same place.
